The Foundry Complex
Weisman Roofing started repairing the commercial roofing systems at the Foundry Complex 20 years ago. Now, 20 years later, those roofing systems are cycling around for replacement.
Some are under Weisman Roofing warranty. Others are under manufacturer warranties.
The Foundry owners and facility managers have always had the right approach to warranted roofing systems, according to Les Weisman, Weisman Roofing president. They maintain and repair them while under warranty, The Foundry's facility managers realize the importance of preventive maintenance including minor repairs to get the most out of their investment in roofing systems, he says.
Originally a Brown and Sharpe manufacturing facility until its renovation, today the
Foundry Complex combines office space and residential units. There are several different roofing systems covering the structure's large roof areas including tar and gravel, EPDM single ply membrane, asphalt shingles, and modified bitumen membrane.
When Weisman Roofing responds to a repair call at the Foundry, while there its roof maintenance technicians inspect the surrounding roof areas, remove debris and make minor repairs if necessary.
Typical minor repairs involve pitch pockets, drains, flashings, roof to wall attachments, downspouts, If there is a leak, Weisman goes inside the building to find the leak with the tenant or tenants. WRAM
The Teknor Apex Challenge
Teknor Apex is a manufacturer of elastomeric polymers and the finished plastic products that contain them. It is, for example, the largest U.S. manufacturer of garden hose. This manufacturing complex has an abundance of roof top equipment necessary to this facility's manufacturing processes. The maintenance of this equipment makes constant
roof top traffic a necessity. Roofing membrane holes and tears result from this traffic. It is up to Weisman Roofing to regularly inspect Teknor Apex's roofing systems and catch the leaks before they interrupt manufacturing; to stop these minor problems before they become costly major ones. This complex’s facilities have several commercial roofing systems. Some are under a Weisman warranty and/or a roofing system manufacturer warranty. Weisman regularly inspects these systems to keep Teknor Apex current with the maintenance requirements of their commercial roofing system warranties.
This complex has numerous different roofing systems - single-ply, built-up, modified bitumen - of varying ages. The challenge for Teknor Apex and Weisman Roofing is to balance resources between repairing older systems and maintaining newer systems. WRAM
Paolino Properties Inc.
According to their web site, Paolino Properties is the largest non-institutional landlord
in downtown Providence. Headquartered in Providence, Paolino has a large inventory of office space available for lease. In addition the multi-use property owner, manager and developer owns apartment residences surrounding several Providence area college campuses, as well as several converted apartment buildings in Providence's Cathedral Square neighborhood.
There is also a vacation ownership resort and a marina in Newport, several parking garages, and the Barrington Shopping Center home to Ann Taylor, Starbucks, and Staples among others. Currently, Paolino Properties is developing the Cranston Brewery and the Providence Grand Hotel.
Weisman's commercial roof maintenance and repair tasks run the gamut for this property owner. There are repairs to ballasted EPDM, tar and gravel, and modified bitumen low slope roofing systems. There are slate and shingle roof repairs to residential buildings and the maintenance of copper and aluminum downspouts, as well as skylights and roof domes. WRAM
