Roof Coatings Prolong Roof Life
For decades building owners and managers have been using roof coatings to extend the life of their commercial roofing systems. Lately, in addition to those benefits, roof coatings are being viewed in a new light. The American Recovery and Reinvestment Act of 2009 provides incentives and tax benefits for energy-efficient measures taken by building owners. According to building.com, these coatings, applied to traditional roofing systems, can help a building obtain ENERGY STAR® or LEED Green Building Rating System® certification.
Elastomeric roof coatings have been used since the early 1980s over multiple commercial roof types, including BUR, modified bitumen, metal, cement, and single ply. "Many white-coated roofs exist today with excellent adhesion and high solar reflectance - more than 20 years after their initial application," writes buildings.com.

- Protecting against ultraviolet light and moisture;
- Repairing leaks and cracks;
- Extending service lives of underlying membranes and insulation by lowering average roof surface temperatures;
- Reducing expansion and contraction stress by lowering peak temperatures;
- Maintaining waterproofing properties;
- Treating and preventing corrosion of metal roof systems.
Technically, roof coatings are fully adhered, elastomeric, functional membranes formed in-situ on the existing roof. These coatings are extremely lightweight, adding virtually nothing to the load on the roof deck or supporting members. Acrylic roof coatings can be applied by spray, brush or roller. The easy installation process requires few men to perform the job, lowering the overall cost of the application. A quick, water clean-up further simplifies the job.
