Weisman Roof Management
By the Numbers
Is Roof Asset Mgmt. Still NOT a Priority?
In 2005 Ducker Research, which performs market research for several commercial roofing manufacturers, surveyed commercial building facility managers
and found:
Primary maintenance activities on all types of roofs, including the typical cost per foot for each type of roof maintenance area as follows;
Maintenance Activity Cost/ft.
Visual inspections
Picking up debris/cleaning
Patching
Repairing flashing
Cleaning drains |
$0.01
$0.04
$0.31
$0.24
$0.08 |
On average, commercial roofing system(s) share of building owners' annual maintenance budget was relatively small (less than five percent).
Six in ten building owners and managers (61%) studied by Ducker believed that following a comprehensive roof maintenance schedule would prolong the life and decrease overall cost of a roof. Almost four in ten (37%) did not agree.
Only one in four (24%) had in place or had considered a roof assessment management program as a preventive measure for extending roof life. Three in four (76%) had not considered it. Today, to replace a commercial roofing system costs about 10 percent of a commercial building's value. In this economy, given the necessity of preserving assets and delaying the expense of replacement projects, managing roof assets has become a greater priority. WRAM
